The Part Most People Get Wrong: The Right Preparation

Before we even spoke about agents, buyers, or campaigns, we focused on the one thing that actually moves the needle:

How the home presents.

Not a full renovation. Not blowing the budget. Assessing the home and deciding where to spend money, and only spending the money we felt confident we’d see again.

Being strategic. Doing the right things.

For this one we:

  • Replaced the tired carpet (because buyers notice immediately)

  • Painted throughout (clean, consistent, no distractions)

  • Installed simple, clean white roller blinds (removing dated, dark venetians)

  • Resurfaced worn cupboard fronts instead of ripping out a perfectly functional kitchen (we had the cabinets, vinyl wrapped)

  • Sanded and refinished the floorboards (arguably the best ROI decision in the whole process - as it usually is with an expert)

  • Tidied and revealed an already impressive garden

  • And the cherry on top, had the property staged and styled by a professional - ready for the open market

None of this is groundbreaking and that’s kind of the point.

It’s just rarely done properly or with restraint.

Why This Actually Matters

Buyers don’t walk into a home and calculate value like a spreadsheet.  They decide how they feel first… then justify it later.  If a place feels tired, they discount it.  If it feels ready, they compete for it.  Simple.  And in a market where buyers are already a bit cautious, you don’t get a second chance at that first impression.

Then We Sold It (Quietly)

To be clear, we didn’t intend to run an only off-market campaign. But once the home was dialled in, we didn’t rush to go public. We looked at the market, the clearance rates, buyer sentiment and decided to try pre-market with the right agent. That agent spoke to the right buyers and created tension without noise. He controlled the process instead of reacting to it. Over the two weeks prior to pressing the big Green Go button on the digital platforms, the property was introduced and opened to VIP buyers, Buyers’ Agents, underbidders and current vendors, nervous about not having their next place lined up. And it worked. What it meant for our clients was, no open homes every weekend. No “let’s just see how it goes” campaign. No price chasing. Just a clean, strong result, on our terms.

What it meant for those buyers was a sense of (and actual) access to something exclusive. That early access gives them something invaluable - time. Time to engage properly and a genuine shot at securing something before the broader market even knew it existed. So, why did this work so well in our favour?
