Some Things Buyers Forget to Compare (and Why They Matter)
When you’re comparing properties, it’s easy to get caught up in the obvious stuff. Bedrooms, bathrooms, kitchen finishes, outdoor space and, of course, the price.
But some of the biggest differences between two properties have absolutely nothing to do with what you see in the photos. And they can be the difference between a brilliant purchase and an expensive lesson.
Here’s where a little insider knowledge goes a long way.
Take two properties at the same price. One is a older build, has the potential for better natural light, a more functional floorplan but shows off a daggy bathroom. The other is in a newer development, has a gorgeous kitchen and a bathroom that looks like it belongs in a boutique hotel. Which is the better buy? It depends, but rest assured, the answer isn’t in the kitchen photos.
What’s important is to look at the stuff you simply can’t change. You can renovate a kitchen, replace the carpet and repaint the walls. You can’t move the neighbour’s second-storey windows, change the orientation of the block or make a busy road quiet. Privacy, natural light, noise and what’s happening on the other side of the fence deserve just as much attention as the finishes inside.
And while we’re talking about what’s outside the fence, have you checked what could be built next door? Have you checked what planning approvals are in the works? That lovely outlook highlighted in the agents’ marketing might be a view of a site with development potential. A quiet street might be affected by a new apartment project or road upgrade. Planning applications, zoning and proposed infrastructure can tell you a lot about the future of a property, not just its present.
The purchase price is only part of the equation.
Two homes that cost the same to buy can have very different costs to own. Owners corporation fees, special levies, insurance, heating and cooling, maintenance and upcoming capital works all deserve a look. And that seemingly move-in-ready house? It might need insulation, electrical upgrades, better windows or drainage work before it performs the way you expect.
Land is another one buyers often overlook. It’s easy to focus on the number of bedrooms and the quality of the renovation, but how much usable land are you actually getting? Is there room to extend? Are easements or planning controls limiting your options? Is the garden genuinely functional, or is the house swallowing the entire block?
Then there’s the question nobody particularly thinks about asking: who will want to buy this property after you?
You might adore the quirky floorplan, the unusual layout or the location on a busy road. And that’s fine, buying a home is personal. But it’s worth considering how broad the future buyer pool might be. A property can be perfect for you and still be harder to resell. Understanding that trade-off before you buy is far better than discovering it when it’s time to move on.
We we can see that you can’t
This isn’t the nyah nyah nyah-nyah section. This the reality. A property has a public face, and a whole other layer reserved for those on the inside. We access premium, (expensive) subscription-only industry databases and professional market intelligence that go well beyond what you’ll find on the usual digital websites. What does that mean for our clients? More data. More context. More of the picture. And a serious information advantage when it’s time to make your move. And you all know how much we love an [unfair] advantage. 😁
Forward Thinking
Of course, comparing properties also means looking beyond the headline sale prices. A nearby home “sold for $100,000 more last February” doesn’t automatically make yours a bargain. Was it renovated? Did it have better land, parking, light or orientation? Is it truly comparable? Was the sale recent? Without context, comparable sales can be downright misleading.
And here’s one buyers rarely consider: the vendor’s position. Two almost identical properties can have very different negotiating potential depending on the campaign history, competing offers, settlement preferences and the vendor’s appetite to do a deal. The advertised price tells you very little about what might actually be achievable.
Finally, think about what else your money could buy. If you’re stretching your budget for that extra bedroom, will you use it? Could the same money buy a better location, a more functional home or leave you with a healthy buffer for future improvements? Sometimes the best property isn’t the one with the most features. It’s the one that makes the most sense for your life, your budget and your longer-term plans.
Buying well isn’t just about finding the right property.
It’s about knowing what you’re really buying.
